Our prefab houses with advanced ventilation systems ensure optimal indoor air quality and comfort through carefully engineered solutions. The standard mechanical ventilation package features a balanced heat recovery ventilator (HRV) or energy recovery ventilator (ERV) providing continuous fresh air exchange while recovering 75% of conditioned air energy. Ductwork is factory-installed within wall cavities using rigid metal ducts with smooth interior surfaces to minimize airflow resistance and noise. Supply and return vents are strategically placed to create proper air circulation patterns throughout all living spaces. Optional systems include whole-house dehumidification for humid climates (removing 4-6 pints per hour), or specialized HEPA filtration for allergy sufferers. The building envelope is precision-engineered for controlled airtightness (typically 1.0 ACH50) to maximize ventilation system efficiency while preventing uncontrolled air leakage. Operable windows are positioned to facilitate cross-ventilation when desired, with low-e coated glazing and insect screens on all openings. Kitchen and bathroom exhaust vents are ducted directly outside with timer or humidity-sensing controls to remove moisture at source. For passive ventilation strategies, we incorporate roof vents, operable skylights, or solar chimneys that enhance natural airflow during favorable conditions. All ventilation systems are factory-commissioned with airflow measurements documented for each supply and return register. The systems comply with ASHRAE 62.2 ventilation rate requirements and can be integrated with smart home controls for automated operation based on occupancy or indoor air quality sensors. For specialized ventilation needs such as radon mitigation or commercial kitchen exhaust requirements, our mechanical engineers can design appropriate solutions meeting specific performance criteria.
